Business Ownership

I've Been on the Owner's Side of the Table.

Long before consulting and Upwork, Keith was building and operating businesses himself. This perspective shapes how he approaches sales today: every lead represents time, money, reputation and opportunity.

Northwest Office Supplies

Built From the Ground Up

Keith built Northwest Office Supplies from a small operation serving local mom-and-pop businesses into a broader regional business. The company developed customers from Salem, Oregon through Portland and Vancouver, north through Tacoma and Seattle, and eventually developed business as far away as Atlanta, Georgia.

Custom Digital Magazines

A Branded Magazine Realtors Can Use to Stay Visible — and Monetize

Keith creates custom digital magazines for Realtors, teams and brokerages that combine personal branding, local market content, listings, educational content and sponsor opportunities into one polished publication.

"Your magazine should do more than look good. It should help keep you remembered, create conversations and give local businesses a reason to participate."

The goal is not just to create something attractive. The goal is to give Realtors a recurring marketing asset they can use to:

Keith's background as a former Real Estate Book publisher gives him direct experience with both sides of the model:

REALTORS

who need better ways to stay visible and market themselves

ADVERTISERS

who want access to targeted local audiences

Magazine Advertising

Local Businesses Can Be Part of the Story

Custom publications can also create advertising and sponsorship opportunities for businesses that want visibility with homeowners, buyers, sellers and local communities.

Potential advertisers may include
  • Mortgage professionals
  • Title and escrow
  • Insurance
  • Home inspectors
  • Contractors
  • Remodelers
  • Landscapers
  • Movers
  • Attorneys
  • Financial professionals
  • Local restaurants
  • Home-service companies

Sponsorship and advertising placements are available in custom publications.

Future Automation

Where Aion Fits

Keith is also developing the broader Aion concept to support outreach and follow-up for both sides of the magazine business.

The future workflow is designed to help:

Keith is developing Aion to eventually support outreach and follow-up for both Realtor magazine sales and advertiser acquisition.

Aion is a system Keith has built and continues to develop. It is not currently offered as an active commercial service.

My Story

The Path Was Never Traditional.

Keith Wellborn serving in the U.S. Army
Early Foundation — High School

Discipline Through Sport

3.7 GPA. Student athlete competing in basketball, wrestling, track & field and cross country. Balancing academics and multiple sports created an early foundation in discipline, competition, resilience, preparation and time management.

1997–2000 — U.S. Army — Fort Bragg, North Carolina

Leadership Before Business

MOS 88H, Cargo Specialist. Served as Squad Leader, leading a seven-soldier team. Supported airborne missions and logistics. Selected twice to participate in Robin Sage support activities. Began college coursework while serving. Honorably discharged.

The Army strengthened habits that would later define Keith's approach to business — accountability, preparation, teamwork, leadership, adaptability and ownership of the outcome.

After the Army — An Owner's Path

Early Entrepreneurship

After leaving the Army in 2000, Keith began pursuing an entrepreneurial career rather than following a traditional corporate path.

Entrepreneurship — Northwest Office Supplies

Business Builder & Sales Operator

Grew the company from local mom-and-pop accounts into a regional business.

Publishing — The Real Estate Book

Publisher / Franchise Owner

Serving the Tacoma / Pierce County market. 2012 Rookie of the Year for new markets.

Sales / BD Career — Across Industries

Home services, healthcare, professional services, technology, construction / trades, real estate, recruiting and business services.

2024–Present — Independent Business Development / SDR Consulting

Long-term client engagements, pipeline development, account research, outbound outreach, CRM management, lead qualification and customer development.

Modern Sales Technology — AI-Assisted Sales Systems

Keith also built and deployed an AI voice sales and customer-engagement system (Aion).

From Publisher to Automation

A Proven Marketing Idea, Rebuilt for Today

Keith's experience with custom publishing eventually became part of the broader Aion concept. While developing Aion, Keith was building toward a more complete sales and marketing system that combined:

SALES+ MARKETING+ FOLLOW-UP+ AUTOMATION

Magazine creation was one of the marketing capabilities being developed around that system. The goal was to help businesses do more than simply contact prospects — it was to help them stay visible, nurture relationships and create additional touchpoints that could lead to future sales.

AI & Automation

Traditional Sales Experience. Modern Tools.

Featured Project

Aion — AI Voice Sales & Customer Engagement System

Keith designed and deployed a production AI voice system integrating the capabilities below.

  • OpenAI realtime voice
  • Twilio
  • Supabase
  • Lead scoring
  • Call dispositions
  • SMS follow-up
  • Booking workflows
  • Outbound lead queues
  • Voicemail detection
  • CRM / database workflows
  • Telephony automation

Aion is not currently presented as an active commercial service. It is shared here to demonstrate Keith's ability to understand and build modern sales technology.

One of Keith's strongest skills is entering an unfamiliar market, understanding the offer, buyer, objections and competitive environment quickly, then turning that knowledge into productive conversations and pipeline.

For Founders

Give Me the Market and the Objective.

Many of Keith's strongest engagements begin with a founder or sales leader who knows what they sell and roughly who should buy it — but does not yet have a fully developed sales process.

Keith is comfortable entering that environment. He researches the market, identifies the right accounts, finds the decision-makers, tests messaging, creates conversations, learns from what the market says and brings structure to the pipeline.

"Adapting is what I've been paid to do. Every new client brings a different offer, different buyer, different objections and a different market."
